🔑 Check-In & Check-Out
- Check-In Time: 4:00 PM
- Check-Out Time: 10:00 AM
- Keyless Access: Your custom door code will be provided before arrival and activated at check-in time.
📋 House Rules & Policies
- Primary Guest Age: Primary renter must be at least 30 years old and present throughout the stay.
- Occupancy: Maximum occupancy is limited to the number of guests included in the reservation. No unapproved daytime or overnight visitors.
- Quiet Hours: 10:00 PM–8:00 AM. Please respect our residential waterfront neighbors.
- No Smoking / Parties: No smoking anywhere on the property. No parties or events.
- Parking: Park only in designated areas and do not block neighboring properties, driveways, sidewalks, or access points.
🌊 Waterfront & Kayak Safety
- Waterfront & Dock: The dock, lagoon edge, and outdoor surfaces may be wet or slippery. Use these areas carefully and at your own risk. Children must remain under direct adult supervision.
- Kayaks: Kayak use is limited to guests age 18 or older. No person under age 18 may operate or use the kayaks.
- Life Jackets: A properly fitted life jacket must be worn at all times while using a kayak.
- Waiver: A signed waiver is required before kayak use.
- Conditions: Check weather, wind, tides, and water conditions before launching. Return all equipment to its designated location after use.
🗑️ Garbage & Recycling
- Garbage Collection: Tuesday and Friday.
- Place garbage containers at the curb after 7:00 PM on the evening before collection.
- Use the provided containers, securely close the lids, and never leave loose trash bags outside.
- If collection occurs during your stay, we appreciate guests returning the containers to the side of the house afterward.
- If containers are already at the curb upon arrival, leave them there for scheduled collection.
- Before checkout, place all tied household garbage bags in the exterior containers.
🏖️ Beach Badges
- Beach badges are provided for registered guests.
- Return all badges before departure and place them on the kitchen table.
- Lost or unreturned badges may be subject to replacement charges.
🧹 Departure Checklist
- Load and start the dishwasher with any remaining dishes.
- Place used towels in the designated laundry area; leave bed linens on the beds.
- Place all tied household garbage bags in the exterior garbage containers.
- Return all beach badges to the kitchen table.
- Lock all exterior doors and windows.
- Turn off lights, televisions, and small appliances.
🚨 Emergencies
- For fire, police, or medical emergencies, call 911.
- For urgent property issues such as an active water leak, loss of air conditioning, electrical problems, or an inability to secure the home, reply immediately to the booking text-message thread.
